Purpose and Essential Duties

The Senior Project Manager is responsible for overseeing all aspects of the project and is responsible for managing the project costs, field labor, sub-contractors, and a safe on-time completion that is under budget.

Specific responsibilities include:

+ Responsible for managing the installation of HVAC, Plumbing, and Medical Gas that meet code requirements, budget, and on time installation

+ Evaluates estimate and set up job costing system with labor, material and subcontract cost codes.

+ Negotiates and prepares vendor and subcontractor purchase orders and evaluate submittals to reflect contract drawing and specifications.

+ Conducts monthly reports and cost reviews to catch deviations from a plan or schedule early and keep all participants and stakeholders informed in order to bring the job in on time and under budget.

+ Builds and maintains strong customer relations with general contractor, sub-contractors, vendors, and internal customers.

+ Evaluates and develops field personnel including workers, foreman, and superintendent.

+ Maintains a safe and secure work environment through maintaining safety meetings, incident investigations, and employee involvement.

This position is Full-Time, Exempt, and reports to the Sr. Project Manager.

Required Education, Experience, and Qualifications

+ Applicable field work experience in HVAC and Plumbing.

+ Minimum 10 years verifiable Project Management experience working for a mechanical subcontractor in the areas of commercial HVAC and Plumbing.

+ Must have verifiable experience in LARGE (Lg. = $5+Mill) heavy commercial construction.

+ Have a full working knowledge of working safely in an occupied hospital or other healthcare facility including infection control.

+ Specialized in the areas of new and or additions and renovations of Hospitals and other healthcare projects.

+ Effective verbal and written communication skills.

+ Detail-oriented and willing to tackle various ongoing projects in a fast-paced environment.

+ Versed in the industry and the Company’s competitors.

+ Ability to multitask and perform duties outside of the scope of work when necessary.

Travel Requirements

+ 5% of time will be spent traveling to job site(s)/office location.

Physical/Work Environment Requirements

+ Prolonged periods of sitting at a desk and working on a computer.

+ Ascending and descending ladders, stairs, scaffolding, ramps, and/or poles.

+ Climbing stairs.

+ Moving self in different positions to accomplish tasks in various environments including tight and confined spaces.

+ Remaining in a stationary position, often kneeling, standing or sitting for prolonged periods.

+ Repeating motions that may include the wrists, hands and/or fingers.

+ Outdoor elements such as precipitation, heat, cold, and/or wind.

+ Noisy environment.

+ Quiet environment.

+ Light work that includes adjusting and/or moving objects up to 20 pounds.

+ Medium work that includes adjusting and/or moving objects up to 50 pounds.
