Primary Purpose and Essential Duties

The Commissioning Technician works as a member of the commissioning team in order to confirm that building systems are designed, installed, and operated to meet the building owner’s project requirements and the design intent. Typical building systems to be commissioned include: building Heating, Ventilation, Air Conditioning, and Refrigeration (HVACR) Systems, Building Automation Systems (BAS), Plumbing Systems, and Electrical Systems. Specific responsibilities include:

+ Generates pre-functional checklists

+ Project specific checklists are developed to verify that building systems have been installed correctly and are ready for testing.

+ Generates functional performance tests.

+ Project specific functional performance test procedures are developed based on the design intent and used to verify building system performance.

+ Performs functional performance tests.

+ Various system operating conditions are simulated to verify system controls function as designed.

+ Observes equipment startup and prepares reports.

+ Performs project site inspections and updates issues log.

+ Attends construction and commissioning meetings.

+ Schedules and coordinates commissioning activities with multiple parties.

+ Reviews contractor documentation.

+ Assists with owner training.

+ Assists Commissioning Agent with development of commissioning reports.

+ Upholds Bernhard TME’s owner advocacy philosophy and organizational core values.

+ Other duties as assigned.

This position is Full Time/ Non – Exempt and reports to the CX Director

Required Education, Experience and Qualifications

+ An Associate’s degree in HVAC Technology, Building Systems Engineering, Construction Management, or related field or a minimum of 2 years’ experience with building construction, especially mechanical, electrical, plumbing, automatic temperature control systems, and/or testing, adjusting, and balancing.

+ Proficient in using software to accomplish work tasks such as Microsoft Word, Excel and online commissioning software such as CxAlloy (or a willingness to learn the required software).

+ Effective verbal and written communication skills.

+ Detail oriented and willing to tackle various ongoing projects in a fast paced environment.

+ Well versed in the industry and the Company’s competitors.

+ Excellent multitasking skills, with the ability to perform duties outside of scope of work whennecessary

?Preferred Education, Experience and Qualifications

+ Associates in an Engineering related field or a Bachelor’s degree in Engineering

+ Commissioning certifications such as CxA, BCxP, NEBB CxPP, or other.

+ Engineering Intern (EI) certification.

Travel Requirements

The Commissioning Technician will travel as needed depending on project demands, up to 50% of the time but typically averaging 25% or less of the time.

Physical/Work Environment Requirements

+ Able to perform the physical requirements of system testing such as climbing ladders, accessing equipment in confined spaces and working in unconditioned or exposed environments.

+ Required to transport and operate commissioning tools such as flow hoods, pressure and temperature measurements tools, etc.
