EOE/M/F/Vet/Disability – Drug Free Workplace POSITION DESCRIPTION: Primary responsibility of this position is to manage facility renovations and refurbishments. This position will be a combination of scheduling, budgeting, oversight, and monitoring of all types of construction and remodeling projects. It will require a customer service oriented person with a high level of communication skills, both verbal and written, as well as a well-rounded knowledge of construction, mechanical systems, building and fire codes. Must be positive, detailed, driven, and strive for excellence. ESSENTIAL FUNCTIONS: 1.Interacts with residents and prospective residents. 2.Develops project plans for all renovations and refurbishments and other facility capital projects. 3.Manages all contract and construction personnel. 4.Develops and manages project costs and budgets. 5.Develops and controls the refurbishment supply stock inventory process. 6.Coordinates project plans and budgets with sales and marketing and the executive staff. 7.Capable of reading construction documents and value engineer projects for cost effective construction and completion. 8.Makes modifications to facility as required to upgrade or improve design of resident space. 9.Conducts all renovations and installations to building and fire codes. 10.Complies with all health, safety, and environmental policies, procedures, and job hazard analyses. 11.Develops, implements, and follows safety programs on all construction projects. 12.Coordinates and works with maintenance and healthcare director on local permitting and approval processes. 13.Coordinates outside and internal inspections. 14.Determines short and long term solutions for facility outages and downtimes. 15.Provides handoff documentation of project specifications to Director of Support Services; i.e., model numbers, serial numbers, paint codes, warranty information, etc. 16.Must have a genuine interest in geriatric care and must believe in and uphold the philosophy of The Village at Germantown. 17.May be assigned miscellaneous and other special duties as needed. 18.Regular and punctual in attendance. SKILLS, KNOWLEDGE, CERTIFICATIONS, AND LICENSING: 1. Proficient with Microsoft office software and AutoCAD. EXPERIENCE AND EDUCATIONAL REQUIREMENTS: 1. Position requires a minimum of 5 years’ experience in managing construction projects and budgets. 2. Must have developed and managed prior commercial construction projects. 3. Four year Bachelor Degree in Engineering, Architecture, or Construction Management preferred. Two year Associates Degree in Engineering, Architecture, or Construction Management required, or equivalent experience. 4. Excellent communication and people skills with both contractors and internal clients. 5. Requires a valid driver’s license and any certifications/licenses as determined by local authorities. PHYSICAL REQUIREMENTS: 1. Requires constant standing and walking with frequent lifting and/or carrying objects in excess of 50 pounds. 2. Requires limited application of manual dexterity and eye-hand coordination necessary for the handling and operation of common project equipment and materials.
